Thank You Craig

Investing in real estate for the first time is a daunting task, full of doubts and worries. Among other things, Craig is exceptional at addressing all concerns during the purchase process, laying out everything to be expected in the process, and delivering on his promises. I really appreciate how he underpromised and overdelivered, true to his word. Our property is steaming along comfortably without issue. Thank you Craig!

Having invested in three properties through Craig, I can certainly attest to his ability to guide you through the whole process of purchasing a property next door or thousands of miles away. It is a process made simple because he has done most of the homework for you. He has made cooperative partnerships with builders, mortgage brokers, lawyers, and property managers that will serve you well in your real estate investment. I'm not sure I would hire him for his trombone playing, but if you are looking for a revenue property Craig will serve you well.

WOW I`m so Happy and Excited when I talk real estate with Craig, he has changed my life about the housing market, money and friendships. On my first property he was there all the way front start to finish and more! When I decided to jump in with both feet he made me feel comfortable and told me everything to make me feel that I was in control. I know when my second property comes up he will be there again if I need his guidance. we don`t live forever and we don`t know what is around the corner but what I have learned from Craig is in life we have to take a chance for financial freedom and Craig's guidance gives you that chance! My wife and I own a condo at Harbourfront in Saint John. We purchased it through Craig in December 2012. We are very much capital “C” conservative investors and did a lot of due diligence. As Craig mentioned we were on the point of backing out of the sale, not because of anything that was said or done, but because the investment did not pass the Too Good To Be True test. Craig managed to persuade us to purchase mainly by pointing out that a normal investment of this type would require approximately $50,000 down, but by the use of the HST credit, this would be reduced to $25,000. This still sounded Too Good To Be True, but his logic was impeccable. So we purchased the unit. Since then, the investment has been everything and more than he indicated. The rent cheques are deposited monthly and the condo fees are transferred monthly, no hassles there. The HST credit is legitimate, I had an accountant look at it and then talked it over with Revenue Canada. We also have a statement from John Rocca regarding the HST credit. The only additional expense that was not on the prospectus was insurance for the unit, which cost $400/year. Craig had mentioned this before we purchased so it was not a surprise. Craig handled all the tedious work required to close, getting us a lawyer and guiding us through the process. He made sure our banker gave us a proper mortgage rate. When our bank appraised the unit for a higher value and then wanted more of a down payment, he contacted our bank and had them retract their appraisal in favour of the one on the prospectus. The bank had just done a drive-by, they had not gone and looked at the unit. Craig had other appraisal documents for the complex on hand that convinced the bank to re-appraise. He even arranged to courier our documents to New Brunswick. The purchase arrangements were extremely smooth, you can get into a lot more complicated situation buying a TV at Best Buy. The most interesting thing has to do with the property taxes. Our assessed amount was well over the amount shown on the prospectus. Craig contacted Marie and John Rocca and they immediately took charge. Literally, he sent them an email the minute I contacted him. John Rocca got us a tax credit for 2012 which reduced the amount by one half. He is also the contact person for the appeal we launched over the tax amount. We didn’t, and don’t have to, get involved in the process at all, other than to send the original request for re-assessment in. John Rocca is taking care of everything else on our behalf. He is quite forthcoming and is happy to have us as investors. So, to summarize, Craig and John and Marie are for real. Craig never charged us for anything, he set the whole process up, and was instrumental in seeing that our interests were looked after by everybody. We plan to purchase further properties through him in the future, once we have paid down some other debts. We were very keen to buy one of the townhouses, but lack the room on our credit line to make a down payment without causing a lot of stress! As we are used to a completely stress free investment process, this was a major consideration. We are extremely happy with our investment and are looking forward to 5 years of income which is paying down the mortgage, meeting the expenses, and leaving enough left to apply to our down payment. The investment has passed the Too Good To Be True test after all. I hope this satisfies any doubts you may have. We have had plenty of bad experiences in the past with investment advisors. Craig is completely different in that he charges nothing and does all the work for you. Cheers Rob
